Many property owners hire rental property managers to handle all of their business details, but many don’t really understand what a property manager is (or should be) capable of doing. Here are a few examples of the tasks a property manager should be able to handle.

Property Maintenance Tasks

 

A good property manager will be able to schedule any and all maintenance projects for your property. Maintenance projects may range from landscaping and simple repairs to major projects like roofing or interior remodeling. He will have the ability to collect and review a number of job bids, choosing the ones that are both cost effective and valuable.

Property Rentals

 

Your rental property manager should, of course, be able to effectively fill any vacancies in your buildings. He should be able to interview potential tenants, run the appropriate background checks, and handle complaints about the property if repairs are needed. He should also be familiar with local laws and regulations governing landlord and tenant relationships, including eviction procedures.

Financial Responsibilities

 

The property manager you choose to work with should have an efficient method for gathering financial data, creating reports, and even analyzing the real estate market. A strong financial skill set will enable him to advise you properly while making the changes necessary for adapting to the evolving economy.

These are just a few tasks a good rental property manager should be able to handle and you can certainly add others to the list before making a hire. Take your time and choose carefully. Your property manager will play a huge role in your real estate business’s success.
